Many Orange County households are not first-time buyers. They have equity in a Huntington Beach, Fountain Valley, or Garden Grove home and they want the next house without stacking two full payments for long. The sequence is the loan problem: contingent offer, rent-back, bridge, or closing the sale first and parking in a short rental. Jackie Barikhan (NMLS 914312) at Summit Lending (NMLS 339255) runs that calendar with My Lender Jackie so the next purchase is sized to equity you can actually document, not equity you hope the appraisal will invent.
Education only. Not a rate quote. Not a commitment to lend. Sale timing, appraisal, and title on both properties still rule.
Contingent offers still need a real loan path
Sellers in competitive Huntington Beach pockets often reject offers that depend on an unsold house. If your agent still writes a contingency, Jackie needs the listing status of your current home, the mortgage payoff, and how much cash remains after selling costs. A pre-approval that assumed the sale already closed will not match a contingent contract.
If you will carry both properties for a month, the debt ratio includes both payments unless a program and investor allow a different treatment after a bona fide sale contract. Do not guess. Bring both addresses.
Equity is not cash until it is
A Zillow estimate is not proceeds. Jackie uses a payoff statement, a net sheet from your listing agent, and seasoning rules on large deposits. If you plan to use a gift or a 401(k) loan for the gap, say that before the offer. Move-up buyers in Orange County often underestimate closing costs on two transactions in the same month.
When a bridge or delayed financing conversation appears
Some households need to close the purchase before the sale. That is a different product conversation (bridge, HELOC on the current home, or delayed financing after a cash-like close). Jackie will say whether Summit Lending has a path she can originate for that structure, or whether the honest move is to sell first. She will not invent a product she does not offer.
Rent-backs after you sell can help the buyer of your current home and give you keys-to-keys overlap. They also change occupancy dates and insurance. Put the rent-back on the loan timeline, not only on the sale contract.
First call checklist
- Address you are selling and address you want to buy (or a price band in Huntington Beach / coastal OC)
- Current mortgage statement and estimated payoff
- Whether the current home is already listed
- How you get paid
- How long you can carry two payments if the sale slips
Appraisals on both properties can overlap. The house you are selling and the house you are buying may both need appraisals in the same two-week window. If the purchase appraisal comes in low, your equity plan on the sale does not automatically fill the gap. Keep a cash buffer. Jackie will not treat a hoped-for sale price as a closed proceeds number.
School calendars and lease-end dates on a temporary rental also belong on the loan timeline. If you must be out of the current home before the purchase funds, you need a housing plan that does not break occupancy stories.
Credits on the purchase contract change cash to close and sometimes the loan amount. Put them on Jackie's worksheet before you count on them to fund the overlap period.
Rate-lock length on the purchase has to cover the sale slippage you can actually tolerate. A short lock with a slow listing is how people pay extension fees. Jackie would rather match lock length to a conservative close date than promise a number that only works if both halves close on the first try.
If the sale falls through, tell Jackie the same day. A purchase under contract with a dead sale behind it needs a new down-payment story immediately, not at the appraisal.
Keep a written list of dates: list date, purchase offer date, rent-back end date, and lock expiration. If those four dates do not fit on one page, the plan is not ready.

FAQ
Can I write on a Huntington Beach house before mine is in escrow?
Sometimes. Strength depends on your equity, reserves, and whether the seller will accept a contingency. Ask Jackie before you waive financing.
Will my current payment fall off the application as soon as I list?
Listing is not a closing. Underwriters look for a sale contract and, often, a payoff path. Timing rules vary by program.
Should I tap a HELOC on my current home for the down payment?
It can work and it can raise risk if the sale is delayed. Jackie will treat it as a real lien, not free cash.
Does this apply to condos?
Yes, with extra project review on both associations if you are selling one condo and buying another.
Is this a commitment to lend?
No. It is the sequence conversation so the offer dates match the loan Jackie can actually originate.
